Questions

Questions about stucco and coating

How long does a stucco job take?

Most one-story homes take three to five working days, if repairs and weather allow. Your written estimate gives a range of days, and we text you each evening where the crew got to.

What is elastomeric coating?

A thick, flexible coating that is rolled or sprayed on in one or two coats. It can bridge many hairline cracks. It forms a continuous film, so if moisture is getting into a wall from behind, we say so and deal with that before coating.

Do I need elastomeric, or will regular exterior paint do?

It depends on the wall. A sound wall that only needs a new color often takes a good acrylic exterior paint. A wall with many hairline cracks may suit elastomeric. Your estimate names the one we would use and why.

Why do you start at 5 a.m. in summer?

Stucco gets hot in the sun, and a coating applied to a hot wall can dry too fast. We start while the walls are cool, follow the shade around the house and stop when the wall is too warm for a good coat. Afternoons go to prep for the next day.

What happens in monsoon season?

We watch the forecast. Rain, strong wind or a dust storm in the forecast moves the day we apply a coat, not the days we wash and repair. We tell you the night before if a day moves.

Do I need my HOA's approval?

Many Phoenix-area associations ask for approval before an exterior color change, and some for the same color. Check your CC&Rs or ask your management company. We help you prepare the request. The board decides, and we can't promise an answer.

What is on the written estimate?

Each wall and its area, repairs counted by number, what we wash and prime, the coating and sheen, how many coats, how many colors, start times, the payment schedule and the warranty terms. If a line is missing, ask for it.

What does the estimate not include?

Repairs we find only after washing, such as hollow stucco or damage behind a downspout, and extra colors. We show you each one and price it in writing before we do it.

My house was built before 1978. Does that change anything?

The EPA's Renovation, Repair and Painting rule applies to paid work that disturbs paint in homes and child-occupied buildings built before 1978. Tell us when your house was built. The firm's certification number is in the footer, and we follow the rule's steps on those homes.

How do you protect windows, plants and cars?

We mask windows, doors and light fixtures and cover plants, patio furniture and vehicles. Please move cars out of the driveway the night before and turn off sprinklers.

Who buys the coating, and which one?

We buy it. The estimate names the product line, the sheen and the color. Ask for the product data sheet and we send it.

How do deposits and payments work?

The payment schedule is on the written estimate, including what is due before we order materials. You read it before you sign.

What does the warranty cover?

Terms, limits and exclusions are in your written warranty. Ask to read it before you sign.

What about smell, children and pets?

Exterior coatings can smell for a short while. Keep children and pets away from the wall while we work and until it dries. Ask for the product data sheet for the exact product.

Can you match my existing color?

Yes, from a chip, a paint can or a sample we take from an inconspicuous spot. Sun fades stucco, so we compare the match on the wall in daylight before we coat all of it.

Who on the crew speaks Spanish?

Adolfo, Enedina, Benicio and Celso do. Zayra writes in English. Estimates and the HOA sheet can be written in either language.
