Stucco and elastomeric coatings in Phoenix, Arizona

We coat Phoenix stucco at sunrise, not at noon.

Canales Stucco & Coatings is a family crew. From May to September we are on the wall at 5:00 a.m. and off it by late morning, so your walls are never coated in afternoon heat. We also fill in your HOA approval request with you.

    Aug to Nov

A July morning

The crew follows the shade

This is the order of a summer coat day. In winter the same steps run at a normal pace.

  1. Step 1: 5:00 a.m. Wash and mask the shaded wall

West and north walls are still in shade. We start there, with the gate open and your sprinklers off.

  2. Step 2: 7:00 a.m. Coat the next wall as the sun moves

We move around the house with the shade, one wall at a time, so no wall is coated in direct sun.

  3. Step 3: 10:00 a.m. Stop when the wall is too warm

We feel the wall. When it is too warm for a good coat, we stop, clean up and cover what is wet.

  4. Step 4: Late morning: a text from the crew lead

Photos of what was done and what is next. Afternoons are for the next day's prep, not the wall.

We write the request with you

Many Phoenix associations want a paint request before the crew shows up. Enedina fills in your form, Zayra builds the one-page color sheet, and we hold your start date while the board reads it.

What goes in the packet

  • Your HOA's paint rules, read and summarized

  • A color chip and a photo of your house on one sheet

  • The request form filled in for you to sign

  • Your start date held while the board decides

Choosing a coating

Elastomeric or regular exterior paint?

Neither is always right. Your estimate names the one we would use on your wall, and why.

Elastomeric or regular exterior paint?
Regular exterior paintElastomeric coating
What it isRegular exterior paintA standard acrylic paint, usually two coatsElastomeric coatingA thick, flexible coating, one or two coats
Hairline cracksRegular exterior paintCracks are filled first and can show againElastomeric coatingBridges many of them; wider cracks are repaired first
MoistureRegular exterior paintLets more moisture pass through the wallElastomeric coatingForms a continuous film; moisture in the wall is dealt with first
TextureRegular exterior paintKeeps the texture as it isElastomeric coatingFills fine texture, so the wall looks smoother
Repainting laterRegular exterior paintEasier to change to another colorElastomeric coatingHard to remove, so later coats go over it
Often right whenRegular exterior paintThe wall is sound and the color is the changeElastomeric coatingThe wall has many hairline cracks or a chalky surface

From homeowners

What neighbors say about the early start

“They were done and gone by 10:30 every morning in July. The neighbors noticed the quiet more than the paint.”

Christina R.Homeowner, Moon Valley

“The packet had our color chip, a photo of the house and the form already filled in. The board had it on the next agenda.”

Dayna L.HOA board member, Arrowhead Ranch

“Benicio showed me every hairline crack before he wrote the price, and the estimate listed each wall on its own line.”

Ysidro A.Homeowner, Maryvale

“I asked about painting over the old coating. Zayra explained what had to come off and what didn't, and wrote it into the estimate.”

Kristy B.Homeowner, Sunnyslope

Questions

Questions we hear most

How long does a stucco job take?

Most one-story homes take three to five working days, if repairs and weather allow. Your written estimate gives a range of days, and we text you each evening where the crew got to.

Do I need elastomeric, or will regular exterior paint do?

It depends on the wall. A sound wall that only needs a new color often takes a good acrylic exterior paint. A wall with many hairline cracks may suit elastomeric. Your estimate names the one we would use and why.

Why do you start at 5 a.m. in summer?

Stucco gets hot in the sun, and a coating applied to a hot wall can dry too fast. We start while the walls are cool, follow the shade around the house and stop when the wall is too warm for a good coat. Afternoons go to prep for the next day.

What happens in monsoon season?

We watch the forecast. Rain, strong wind or a dust storm in the forecast moves the day we apply a coat, not the days we wash and repair. We tell you the night before if a day moves.

Do I need my HOA's approval?

Many Phoenix-area associations ask for approval before an exterior color change, and some for the same color. Check your CC&Rs or ask your management company. We help you prepare the request. The board decides, and we can't promise an answer.

My house was built before 1978. Does that change anything?

The EPA's Renovation, Repair and Painting rule applies to paid work that disturbs paint in homes and child-occupied buildings built before 1978. Tell us when your house was built. The firm's certification number is in the footer, and we follow the rule's steps on those homes.
